Former Dutch EPC 0.3 and Amsterdam leasehold? Start with the right evidence.
Royal Label helps make your property documents and evidence route clear. The City of Amsterdam assesses your file and decides on any discount. EPC is the former Dutch calculation method; NTA 8800/BENG replaced it on 1 January 2021.

WHICH DOCUMENT FITS?
The City distinguishes between older and newer homes.
EPC is the former Dutch calculation method. NTA 8800/BENG replaced it on 1 January 2021. A modern energy label therefore does not automatically show a separate historical EPC value. Amsterdam may assess an EPC report, BENG report or recent detailed energy label. Property type, construction year, actual values and the City conversion table are decisive.
EXISTING OR OLDER HOME
Start with the existing file.
An existing EPC report may be relevant. Royal Label does not present an outdated EPC calculation as the default route; we first determine which evidence the City can assess.NEWER HOME OR RECENT CONSTRUCTION
BENG evidence or a detailed label may fit.
For newer homes, the municipal page lists a BENG report or recent detailed energy label under conditions. The City assesses the content and applicability.SOURCES & QUALIFICATIONS

BEFORE YOU START
Four points that matter before you apply.
- EPC 0.3 or lower is the municipal threshold, not a guarantee of discount or acceptance.
- EPC is the former Dutch calculation method; NTA 8800/BENG has been the current method since 1 January 2021.
- A modern label class or energy label does not automatically prove a separate historical EPC value.
- Property type, construction year, actual values and the City conversion table determine what the City can assess.
SOURCE CHECK · NO OUTCOME PROMISE
Let the file speak first. The City table and calculation examples are useful source information, not a personal prediction. Royal Label reviews the technical evidence route; the City of Amsterdam independently decides on file acceptance and any discount.Always check the current City conditions before submitting a file.COMMON QUESTIONS
Not an ordinary label request, but an evidence route.
Can Royal Label promise the discount?
No. Royal Label helps make your documents and evidence route clear. The City of Amsterdam assesses your file and decides on any discount.
Can I have my existing documents checked first?
Yes. In a written reply of 15 December 2023, the City of Amsterdam confirmed that leaseholders may submit an EPC report, BENG report or recent detailed energy label for assessment. Send available drawings and documents so we can identify the logical evidence route.
Is this the same as an ordinary energy label?
Not necessarily. EPC was the former Dutch calculation method and was replaced by NTA 8800/BENG on 1 January 2021. A modern energy label therefore does not automatically prove a historical EPC value. Property type, construction year, actual values and the City conversion table remain decisive.
THE SHORT ROUTE
From property document to a usable leasehold file.
Documents first
Send available drawings, EPC, BENG or label documents. We check whether the information is complete and appropriate.
Determine the right evidence
Construction year, property type and renovation history determine the logical route: existing documents, a BENG report or a recent detailed label. An outdated EPC calculation is not assumed as the default.
Prepare the file
You receive a clear technical document and file checklist. The City then independently assesses the leasehold discount.
